A modest but deliberate refresh, designed to give the property a distinct coastal California identity
along a retail corridor where every other center had no uniqueness.


The Problem :
The surrounding retail corridor was long and largely undifferentiated, giving higher-end shoppers little reason to choose this specific property over the next one down the street. Existing signage wasn't doing any work to advertise tenants or set a tone.

Rather than a ground-up renovation,
a targeted set of repairs and tenant improvements were coordinated
around a single, cohesive coastal California aesthetic
attractive to upscale clientele in the immediate area.

specifically, to promote the tenant mix & the new, unique brand identity
of the property,
rather than blend into the corridor
the way the old signage did.

Outdoor Dining Options Available
Outdoor dining was brought online for tenants wherever the site design allowed for it, bringing new business and new life to the pedestrian corridors that were once barren.

The property now reads with a clear coastal California identity that sets it apart from the surrounding corridor,
and the results have followed:
Gap, Sephora, Athleta, Basecamp Fitness, New Balance, Revive, and Drybar
have all signed leases since the renovation —
exactly the kind of higher-end tenant roster the refreshed aesthetic was designed to attract.
The new signage continues to help newer tenants get noticed and succeed along a corridor where every center used to look the same, now with one notable exception recognized by all locals.
