The   Problem :

The property was fundamentally healthy, but there was real upside left on the table: aging lighting, faded facades, and a central plaza fountain that had become an underused, uninviting space rather than the gathering spot it was meant to be.

With the property already fundamentally healthy,

the plan was to capture the upside that was left on the table

— timing upgrades around lease turnover

so the work paid for itself

without new financing.

an exterior repainting treatment

the single most visible improvement,

refreshing the property's overall appearance

without the cost or impact

of major construction .

The Improvements:

an enhanced lunch crowd

The central plaza was streamlined to discourage extended loitering while improving comfort and safety
for shoppers passing through,
while a separate plan
for a future renovation was developed
to eventually bring the space back
as a true community gathering spot.

A Stronger Dining Lineup, Fast
Underperforming restaurant tenants were replaced with upcoming brands,
Slice House and Cava,
both of which signed, delivered,
builtout, and opened quickly —
so the center's busiest time of day
never lost momentum.
Coordinated solar & EV-charging
partnerships that added
green energy site amenities
for tenants and customers
without capital outlay,
while adding
newsources of revenue
for the property.

The Results: 

Meaningfully upgraded, without a Construction loan

The property was substantially refreshed after a few years of focused capital allocation,

with all of the work funded through phased cash flow rather than a loan.

 

The central plaza went from an avoided space to one that supports circulation and activity,

the refreshed building exteriors welcomed the public in, 

and the refreshed restaurant lineup built upon the property's busiest daily traffic pattern significantly

while delivering returns on the investments made in maintaining the property.
